Reviewed council data does not establish an address match.

The national mandatory HMO rule is separate from these local designations. Additional or selective records do not clear unreviewed property types, exemptions, planning duties or address boundaries.

The published source register

Follow each official source for the designation or rule behind the checker. A record’s effective period, review date and revision serve different purposes.

What still needs a council check

Selective licensing boundaries, flats and converted buildings, exemptions, resident landlords, planning permission and Article 4 restrictions, licence registers and whether a licence is already held. Unsupported councils have a local-data gap.

The current checker handles ordinary rented houses. A source can describe buildings or exceptions beyond that scope without the checker establishing their individual licensing position.

How changes enter the product

Source refreshes retain the last reviewed record and create a candidate for human review. A reviewer must verify the designation and dates before publishing a new version. Only published revisions generate property alerts. A successful fetch is not a legal review.

Freshness and expiry

The checker routes evidence older than 90 days to manual review. Known scheme end dates remain effective even when a page is fetched again. An expired scheme is never renewed by assumption.

An individual property licence’s expiry remains separate from the designation’s end date. Confirm both when deciding what to renew or apply for.
