ENGLAND LICENSING GUIDE

Selective licensing and postcode checks

Selective licensing can cover ordinary rented homes in designated areas. A postcode alone may not settle the boundary.

The property can be a single-household home

Selective licensing is a separate local scheme for privately rented housing. It does not depend on the home being an HMO. Council designations may cover particular wards or streets.

Confirm the exact address

Postcodes can cross boundaries. Use the council map or address checker and read any exemptions. Rental Licensing currently routes partial-area cases to manual council review rather than guessing.

Application, fees and evidence

Apply through the council responsible for the property. Follow its current application instructions, fee schedule, conditions and official designation. Monitoring subscriptions are separate from the council’s application and licence fees.

Read the fee guide and organise the actual certificate dates. The checker does not submit an application or certify a property’s compliance.

Reviewed selective licensing reports

These councils have published records of this type in our current catalog. The list is partial; a council missing here may still have a scheme.

Browse council overviews or read the coverage and freshness limits.

Check your property

Use the free checker with your council and property facts. Partial boundaries, flats, converted buildings, resident landlords and statutory exemptions still need individual review.

Common questions

Does a postcode settle the licensing question?

No. It helps identify the council. Partial-area schemes need exact address confirmation, and the property’s occupation and exemptions matter.

What does a missing council record mean?

It means our local evidence is incomplete. It does not establish that your property needs no licence. Ask the council and check its current designation.

Does saving a property start a subscription?

No. The free check and proposed one-property account are separate from Pro billing. Review the plans and availability.
