Nottingham property licensing

Nottingham’s current selective designation runs from 1 December 2023 to 30 November 2028. It covers the mapped area, rather than every address in the city. The council operates mandatory, additional and selective licensing, so decide the correct licence route before applying.

Scope for this council

Current selective designation reviewed. Exact boundaries and other local HMO licensing schemes need council confirmation.

Use the current selective map and your existing licence expiry

An existing licence can remain valid

The council says an existing selective licence stays valid until its own expiry. The start of the new designation does not itself require an immediate replacement for an unexpired licence. If ownership changes, confirm the new application requirement; licences do not transfer between owners or properties.

Fees depend on the application category

From 1 April 2026, the published standard total is £759 for accredited applicants, £950 for non-accredited applicants and £1,318 for less-compliant applicants. Separate block or other categories can differ. Check the council policy and both payment stages before budgeting.

Smaller HMOs need another local check

This catalogue contains the selective designation and the England-wide mandatory rule. It does not contain Nottingham’s full additional HMO designation. A three or four person shared house therefore needs direct council review, even when selective licensing is not the correct route.

Selective licensing

Nottingham selective licensing: 2023 designation

Nottingham’s current selective designation covers the area shown in Annex A of its sealed notice, rather than automatically including every rented home in the city.

Recorded period: to Exact area needs confirmation

Exact address matching is manual. A valid existing licence may remain in force until its individual expiry. Nottingham additional HMO scope is not yet catalogued.

Areas named in the reviewed designations

Area names help you find the relevant notice. They do not establish that a particular postcode, street or property is inside the boundary.

Before relying on a property result

  • Find the property on the council selective licensing map.
  • Check whether mandatory or additional HMO licensing takes precedence.
  • Read any existing licence’s actual expiry and holder before submitting another application.

Exclusions and separate checks

  • Properties requiring Part 2 HMO licensing are excluded from selective licensing.
  • Management orders, temporary exemption notices, social housing and other statutory exempt tenancies require individual checking.

Questions about Nottingham licensing

Is the selective designation city-wide?

The legal notice defines a mapped area. An address outside that map may still have another HMO or planning duty. Rental Licensing sends unresolved local cases to council review.

Do I need to replace an unexpired selective licence?

The council says existing licences remain valid until their individual expiry. Check the licence holder, property and any change of ownership with Nottingham before relying on it.

Official sources and review

A reviewed source is evidence for the named record. A successful source refresh does not extend a designation or decide your property’s exemptions.
