Choose the right designation
Phase 1 runs from 2 September 2024 to 1 September 2029. Phase 2 runs from 1 September 2025 to 31 August 2030. A mandatory or additional HMO requirement takes precedence over selective licensing; these records do not tell you whether an existing individual licence is still valid.
The additional HMO end date needs a separate watch
The existing additional HMO designation ends on 8 December 2026. A consultation or announcement about renewal would not establish a replacement. Keep the current licence and wait for a separately verified successor designation before relying on new dates.

Use Lambeth’s current licensing fee schedule and application service for the charge that applies to your property. This page does not reuse a fee quoted in a 2025 announcement as a current tariff.

Lambeth additional HMO licensing
Lambeth designated its borough for additional licensing of smaller privately rented HMOs occupied by three or more people in two or more households.
The published designation ends on 8 December 2026. A successor requires a separate reviewed record. Certain converted buildings and flats need individual review. Selective licensing is also present and is not resolved by this record.

Lambeth selective licensing: phase 1
The first Lambeth selective designation covers privately rented homes in four mapped wards, including ordinary single-household homes that are not exempt.
The designation map controls the area. Rental Licensing has not validated it for address matching. Confirm the exact property boundary and any exemptions with Lambeth.

Lambeth selective licensing: phase 2
Lambeth’s second selective designation covers privately rented homes in 19 mapped wards, with a separate five-year period from the first phase.
Annex A defines the boundary. Ward names and postcodes are not address matches. HMO routes and statutory exemptions require separate checks.

- Find the exact address on the phase 1 or phase 2 designation map.
- Check occupancy and households for mandatory or additional HMO licensing first.
- Record the individual licence expiry separately from the designation end date.

- Selective notices exclude mandatory and additional licensable HMOs.
- Social landlord tenancies, management orders, temporary exemption notices and statutory exempt tenancies need the notice’s definitions.
Questions about Lambeth licensing
Does every privately rented home in Lambeth need a selective licence?
The scheme has designated boundaries and statutory exclusions. The council identifies two excluded wards, but Rental Licensing does not infer an address decision from a ward name or postcode.
Will a selective licence replace my HMO licence?
The selective notices exclude properties that require mandatory or additional HMO licensing. Establish the applicable HMO route first and ask Lambeth about non-standard buildings or exemptions.
